Beylikdüzu is now attracting the upper-middle class because of its good infrastructure, and are seeing the construction of new luxury developments. The attraction is also increased by its close proximity to Istanbul’s New Airport. Beylikdüzü is home to the most shopping malls in Istanbul and is considered a heaven for shopping.
Its population has grown from around 3000 in the early 1990s to 350,000 by 2018. Since the population of Beylikdüzü consists mostly of migrants from other districts of Istanbul or Turkey, and Beylikdüzü is a relatively recently established city, Beylikdüzü has gained a welcoming atmosphere for the newcomers without having any social stratification.
Beylikdüzü is populated especially after the 1999 İzmit earthquake by the people from older districts of Istanbul who preferred to move to newly constructed buildings in Beylikdüzü because of their fear for the safety of the old buildings.
When the Metrobus (Rapid Bus System) is extended from Avcılar to Beylikdüzü in 2012, Beylikdüzü is affected by the second wave of migration. With the advance of Metrobüs, the perception of “distance” has changed and places which seemed far away before became closer, so many moved to Beylikdüzü.
Beylikdüzü District has a wonderful ecological structure with its modern city settlement, green areas, and sea.
Beylikdüzü matches the European cities with its high green space per person. The green space is over 10M² per person in Beylikdüzü. Almost in every street and avenue trees are planted at an equal distance; making the whole neighborhood as an open-air museum.
Beylikdüzü has a coastal length of 12.4 km. This coastline, which extends east-west, has various activity areas.
Besides all these natural beauties, Beylikdüzü has a very cultured audience in terms of education level. A survey by the municipal council indicated that 40% of residents have a university degree.
Beylikdüzü District has an important strategic position due to its geographical location, on the E5 highway connecting Europe and Asia.
In addition, the fact that there is an important commercial sea in the south, the Marmara Sea, and the Ambarlı trade port is in this district, further enhances the strategic importance of the district.
The popularity of Beylikdüzü has increased greatly in the last few years, and the region became a hot spot for residential and commercial investments. Beylikdüzü has the highest rapid increase in the land and property value in Turkey, making its investors richer in a very short time.
Choices of public transportation are very rich in Beylikdüzü. Access to the region became easier with the extension of the Metrobüs (Rapid Bus System) line to Beylikdüzü. It takes approximately 60 minutes by Metrobus to go to Mecidiyeköy – Zincirlikuyu (Istanbul downtown) from Beylikdüzü. In addition to Metrobus, there are express public buses going directly to Beylikdüzü from Taksim square and vice versa.
Since Beylikdüzü is developed around the E5 highway it is also possible to take a public bus and go anywhere you want. Beylikdüzü is connected to the TEM highway with Hadımköy and Esenyurt service roads. Beylikdüzü also has good access to Istanbul’s airports. It takes approximately 30 minutes to drive to Istanbul’s new airport from Beylikdüzü.
There are extensive sports opportunities in the district, there is a Windsurfing Sports Club and TSSF Underwater Sports Training Center on the Beylikdüzü beach.
In Cumhuriyet neighborhood, there is Icetanbul ice rink and a covered carpet field.
The construction of the Beylikdüzü Olympic Swimming Pool is ongoing. There are private bicycle paths on Adnan Kahveci Mahallesi boulevards and Gürpınar beach where vehicles cannot enter.
In 2013 One World Windsurf Championship and Wheeled Ski Tournament were held in Beylikdüzü district.
There is a serious name confusion about Beylikdüzü. Before the district of Beylikdüzü was created in 2009, the name “Beylikdüzü” was considered as a part describing the entire flat in this region. In 2009, the E5 border was accepted and the area to the north of E5 was connected to the district of Esenyurt and the district to the south was connected to the district of Beylikdüzü. When this is the case, “Beylikdüzü” has now become the name of a new district, but has not been able to cover the entire region, which has been called Beylikdüzü for a long time.
Some parts of the region known as Beylikdüzü remained in Esenyurt and Büyükçekmece districts.
Apart from Beylikdüzü district, some of the flat areas formerly known as Beylikdüzü are Güzelyurt neighborhood and Cumhuriyet neighborhood, which are connected to the district of Esenyurt.
To explain this mess with an example, it is necessary to mention 3 buildings that everyone agrees to be in Beylikdüzü; Beylikdüzü TÜYAP, Beylikdüzü Marmarapark Mall and Beylikdüzü Migros Mall. Contrary to popular belief, these three buildings are within different district boundaries; TÜYAP is located in Büyükçekmece Cumhuriyet Mahallesi, Marmarapark is located in Esenyurt Güzelyurt Mahallesi and Migros is located in Beylikdüzü Barış Mahallesi.
